How to double the size of your shop

MPL Interiors has worked with the Dexters group of estate agents on numerous estate agency interior office design projects in London and the South East. We have become a favoured branding and fit-out partner, providing refurbishment and interior design support to complement its ambitious acquisitions activity.

When the opportunity arose to double the size of its West Kensington office by acquiring the premises next door, MPL was the first port of call. Being familiar with the Dexters brand guidelines and well versed in estate agency commercial refurb, we were able to work swiftly to create a new workplace – one that would house more staff and provide the workforce with better in-branch facilities.

The brief

We were briefed to connect two separate units – one already housing a Dexters agency team – and the other a specialist photography store. Our remit encompassed structural work, the reconfiguration of space, external signage, branding and internal redecoration.

Our approach

After an extensive survey of the two sites, we digested the standard Dexters working template to mobilize our design and fitting teams. Taking down the party wall was an essential structural alteration, as was incorporating the newly gained basement and seamlessly merging the shop fronts.

The extensive reconfiguration of space involved MPL installing new ceilings and floor coverings throughout, as well as realigning the provision of air conditioning, lighting and power supplies. We were also asked to create a private meeting room thanks to the increased amount of floor space. To do this, we used glass wall partitions with decorative privacy frosting and supplied wall-mounted dry wipe boards for team brainstorming sessions.

Bring the basement into the fold

The acquisition of the neighbouring premises meant that Dexters gained a useful basement. MPL managed the process of integrating this additional square footage into the overall layout by installing a new staircase and turning the basement into a staff area, with a new communal kitchen and cloakrooms.

Applying the brand

One of the reasons Dexters has become such a powerful property brand – voted as the UK’s top estate agents in the YouGov BrandIndex 2020 – is its strong livery, and MPL is proud to have been part of delivering this corporate identity over a number of years.

In the enlarged West Kensington office, we installed a new wall-to-wall, floor-to-ceiling vinyl print of London – a design feature that has become a Dexters hallmark - alongside a new wall map and an internally illuminated wall logo. We also extended the external signage and shop fascia to run across the new shop front seamlessly.
