After becoming many estate agents' preferred refurbishment partner, we are now creating marketing suites for developers. We are happy to work in partnership with estate agents, marketing agencies and developers to install on-site marketing suites that incorporate all the elements unique to new homes - like site model displays, specification areas and site plan wall graphics.
We have recently completed two marketing suites in conjunction with property marketing specialist KBA; at Inland Homes' West Plaza development in Stanwell, Middlesex and at its Carter's Quay site in Poole, Dorset. The customer journey is very important in new home sales as almost all of the negotiations and sales process takes place in the marketing suite, especially if the homes are being sold off plan. At West Plaza we designed and installed a customer-focused internal design that allowed visitors to interactively engage with the development without leaving the suite.
Like many off-plan developments, the centrepiece of the suite is a 3D site model, so we created a bespoke display unit customised with Inland Homes' logo and with hidden storage below. However, property buying has moved on from just static displays so two touch screens were set flush into a new false wall and a discreet panel was created so staff can access the power supply and cables.
We were also able to bring our signage and personalisation expertise to this project, installing a 3D polished stainless steel West Plaza logo to the wall; an internally-illuminated stretch box canvas artwork featuring a CGI image of the development; acrylic-mounted wall art and info-graphics; a branded inset welcome mat and a bespoke two-person reception desk with a relief-style Inland Homes logo.
Although mostly open plan, the marketing suite does feature a glass office for privacy that has a different feel to the rest of the space, characterised by a feature wall covered in toile-pattern wallpaper. A different type of wallpaper has also been used at the back of the marketing suite, which forms part of the 'meet and greet' area.
With emphasis on off plans sales, marketing suites will become more important. Small house builders and niche developers will increasingly require a design-led on-site presence that reflects the standard of its build.
