Fine & Country, Park Lane, Mayfair

The brief

The Fine & Country branch on Park Lane exposes properties to some the world’s most high-net-worth individuals and also serves as the headquarters for The Guild of Property Professionals.

Therefore this estate agent fit out brief was to create a sense of sophisticated luxury to reflect the surroundings and clientele. As well as a fresh feel, Fine & Country requested a refurbished shop front, a new reception counter, luxury flooring and a creative way of dividing the public-facing and back-office space. MPL Interiors worked closely with Base Interior – an award-winning residential interior design company specialising in designs for high-end developers and working with estate agencies directly for some of their clientele- with the former executing the refurbishment and the latter laying down the key design direction.

Our approach

As we had already completed a number of Fine & Country branches across the UK, MPL was chosen above other office refurbishment companies in London. We already had a sound brand understanding and could work quickly to transform the existing office space in tandem with Base Interior, who was commissioned by Fine & Country to create a new design concept for MPL to deliver. Our installers made rapid progress in the vacated unit, handing the client back turn-key ready premises.

Bespoke space division

With a large footprint and the need to offer different degrees of privacy, a priority was to install a flexible space divider, which was designed and built by Base Interior. The custom-designed solution came in the form of floor-to-ceiling louvre-style panels. As well as the ability to pivot each panel independently, the slats can also be slanted to alter the flow of light whilst maintaining discretion.

Anchoring the new look

The classic Fine & Country colour palette of white, black and gold is a UK-wide benchmark for quality homes, and the choice of engineered parquet flooring was installed to reflect the golden hues but also to reinforce the values of quality and refinement. By carrying the same flooring throughout the entire office, we created a sense of brand continuity and anchored the various aesthetic elements.

Touch-screen data capture

Park Lane’s position means foot traffic is almost constant and very high calibre, so two touch screens were installed at the entrance to complement the existing LED light pockets.

Described as a ‘through glass’ system, supplied by InTouch Display, the screens are operated by passersby on the street side and are operational 24/7. The screens integrate with an agent’s own property management software and serve electronic registration forms for instant data capture. The screens enable the entire Fine & Country network’s property portfolio to be promoted round-the-clock in a key London location – a unique aspect of being part of the brand.

Additional elements

This project also included a newly-clad branch façade with individual back-lit lettering, the installation of a large recessed TV screen in the boardroom, cladding of internal structural columns as imagined by Base Interior, the refurbishment of staff cloakrooms and the communal kitchen, a full redecoration of the front-of-house, general and feature lighting, and the supply and build of new office furniture.
