The prime London property market is far more than just loading a listing to Rightmove. For high-end agents, purveying the correct image and keeping up with design trends is all part of brand management.
The brief from Prime London was to completely reimagine its Lambeth office so it reflected its high-net worth database. MPL was to work the existing structural elements but completely replace the aesthetic. As this was a working office, the client also requested MPL schedule all works for evenings and weekends.
The first stage involved a site visit so the MPL team could take measurements, evaluate what elements were to remain and assess the condition of the premises. This project exists as an exceptional example of the power of design: illustrating that a brand new concept can be executed without a rip out and replacement phase.
The client was keen to introduce a sophisticated shade of navy blue to his office, so we weaved this request into our wider design concept. The new colour scheme also included matt black and dove grey, set out on a mood board for the client’s approval.
Also detailed were new treatments and fittings, designed to elevate the space and create distinct zones. Oak timber slats, reeded glass partitions and statement pendant lights also transitioned this office from lacklustre to lavish.
First impressions do count but when you have an open plan office, the challenge is to provide a sense of division between the staff and a place for clients to wait. MPL commissioned a bespoke solution for Prime London, with black-framed, reeded glass partitions within an oak frame. This creates a semi-enclosed space. Timber slats above, a statement pendant light, a coffee table set and a circular rug help further delineate this space.
The kitchen at the Lambeth site needed to be high profile as it is open to the rest of the office and located in a prominent position. The starting point was sleek, handle-free cabinetry in matt navy blue, with an integrated dishwasher, drinks fridge and a marble-effect Dekton stone worktop with matching splashback. Two walls and the ceiling were painted black for extra impact, offset by open shelving illuminated with LED lights. A bar-height table with six stools completes this multifunction break out area – a place to informally chat over a coffee or brainstorm with colleagues.
The marble-effect Dekton is one design feature that appears in multiple places. As well as being chosen for the kitchen worktop and splashback, sections of Dekton – with perimeter LED illumination behind - provide an attractive mount for two display screens elsewhere in the office. Oak timber slats are another recurring theme, used on walls and ceilings to add texture and richness. Together with the tonal colour palette, these elements draw the eye to all corners of the office and provide design cohesion.
Our work at Prime London Lambeth included a full redecoration of the office, with walls and ceilings painted either black, navy or light grey. Additionally, we repainted a number of fixed storage cupboards in a matching blue. MPL also commissioned and installed a bespoke, illuminated wall logo, added a number of artworks to match the aesthetic, and enclosed a print and open storage zone with matt black doors with brass hardware.
